High-Speed or Sectional Door for Your Parking Garage?

It is one of the most frequent questions from building managers: for the parking garage entrance, should you choose a high-speed rubber door or a classic sectional door? Both do the job — but not for the same use. Here is how to decide.

Criterion No. 1: cycles per day

Each open-close is one “cycle”. A residential parking garage with 100 units can easily exceed 200 cycles per day — a pace that prematurely wears out the springs and operator of a standard sectional door. Direct-drive high-speed doors, often springless, are designed precisely for this intensive duty.

Speed changes everything

A high-speed door opens up to several times faster than a sectional. Concretely: less waiting for residents, less backup onto the street at rush hour, and an opening that closes sooner — which discourages tailgating intrusions (slipping in behind a vehicle).

Headroom

What about impacts?

In a parking garage, the door always ends up getting hit. Rubber curtains absorb impacts: several models have a bottom bar that resets after a hit, and some re-insert themselves — no dented panel to replace.

When the sectional is still the right choice

For moderate use (service garages, small buildings, workshops), the sectional door offers excellent insulation (up to R-16 and more), lower upfront cost and a classic look. If traffic is light and insulation matters, it often wins.
